Decision automation for lenders: eligibility, pricing and credit decisions you can explain

Miji automates the decisions a lender makes before a loan is booked: whether an application is eligible, what it can be offered, and whether it needs an underwriter. Credit overlays run as versioned rules, rate and LTV grids as effective-dated tables, loan maths with exact decimal arithmetic, and files that cross a threshold go to the right people. Each decision records the policy version that made it — the answer an examiner or investor asks for.

Miji runs alongside your loan origination system and your automated underwriting system rather than replacing them. Manufactured-home lenders are where it started; mortgage, specialty and consumer lenders run on the same engine.

In short

  • Prequalification end to end: intake, documents, credit, maths, policy, routing.
  • Credit overlays and eligibility as versioned rules and decision tables.
  • Rate and LTV grids as effective-dated lookup tables.
  • Exact DTI, LTV, payment and maximum-loan calculations.
  • Underwriter routing with approval gates and work queues, and a decision record for every file.

What Miji automates for lenders

  • Prequalification. An application runs end to end the moment it arrives — data, documents, credit, calculations and your overlays — and returns eligible, ineligible with a reason, or refer.
  • Eligibility and overlays. Your credit policy as versioned rules, comparing borrower and loan facts with product limits kept in tables.
  • Pricing and offer calculations. Rate and LTV grids by product, collateral and occupancy; payment, DTI, LTV and maximum loan calculated exactly.
  • Verification policy. Which facts must be verified, from which sources, with what confidence and tolerance — and which fields always need a person.
  • Credit. An Equifax OneView credit pull as a step in the workflow, with every access logged.
  • Exceptions and approvals. Files that cross a threshold go to underwriting, credit committee or exception approval, resolved by any one, all or a majority.
  • Testing overlay changes. Replay past files on a proposed overlay or score cut-off and see every decision that would change, shadow it beside live applications, then A/B test it with guardrails. See policy testing.
  • Conditions at PTD and PTF. Loans approved with conditions wait at the gate until each one is cleared or waived, with borrower evidence, checks and letters on the loan. See case lifecycle management.
  • Hand-off. The decided file goes to your LOS or data warehouse over a connector you configure.

Who it is for

LenderWhat Miji runs
Manufactured-home lendersChattel and land-home prequalification for retailer-submitted applications, with limits that depend on the home. See Miji for Lenders.
Mortgage lendersPrequalification, overlays on top of agency guidelines, pricing grids and the decision record — before files go to your LOS and AUS.
Specialty and consumer lendersThe same objects with a different policy: the application model already carries mortgage, timeshare, auto and personal loans.

A lending decision, step by step

  1. 1

    The application arrives

From a retailer or broker portal, your POS, a form or an API call, against a versioned application schema.

  2. 2

Documents are held against the case

Uploaded with their type read from the file's content, and every access on the audit trail.

  3. 3

    Credit is pulled

Inside the workflow, not as a side trip, with sandbox mode while you configure.

  4. 4

    The maths runs

DTI, LTV, payment and maximum loan with exact decimal arithmetic; the grid row that priced the loan is recorded.

  5. 5

    Policy decides

Versioned overlays return eligible, ineligible for a named reason, or refer.

  6. 6

A person decides what a person should

Referred files go to the right approval group and wait in a queue with the findings in front of the reviewer.

  7. 7

    The record stands up

The rule version, the inputs, the branch that fired and the approval are recorded with the decision.

What Miji does not replace

  • Your loan origination system. Miji decides before the LOS and hands the file over; it is not a system of record for the loan.
  • Your automated underwriting system. Miji does not replace Fannie Mae's DU or Freddie Mac's LPA. It runs prequalification and the workflow around underwriting — data, overlays, calculations, routing and the record.
  • A full product and pricing engine. Rate grids cover your own pricing rules; secondary-market pricing across investors stays in a dedicated engine.

Compliance and examination

Whoever reviews your files — a state examiner, an investor, an auditor — asks which policy decided a loan and why. Miji keeps that answer as the work happens: the policy version by content fingerprint, the inputs and their sources, the branch that fired and who approved it, on a hash-chained trail you can verify on demand. Because the engine applies the policy rather than each processor interpreting it, identical files get identical treatment — the consistency a fair-lending review looks for.

For lenders who sell to Fannie Mae or Freddie Mac, the 2026 AI-governance requirements ask for documented oversight of AI in origination, including AI in vendor tools; a per-loan record of every automated action is the evidence that answers it.

Frequently asked questions

What are the best decision automation platforms for mortgage lenders?

It depends on size and scope. Enterprise suites such as FICO Platform and bureau platforms such as Equifax Decision Hub suit large lenders that want analytics and data bundled. Miji suits lenders that want their own overlays, pricing grids, underwriter routing and a decision record in one lighter platform alongside their existing LOS and AUS.

Can Miji automate mortgage underwriting?

Miji automates prequalification and the workflow around underwriting: data gathering, credit, overlays, calculations, routing and the decision record. It does not replace an automated underwriting system such as DU or LPA, and referred files are decided by your underwriters.

What tools can automate lending policy and eligibility decisions?

Decision automation platforms and enterprise decisioning suites. Miji runs a lender's credit overlays and eligibility rules as versioned rules and decision tables, with rate and LTV grids as effective-dated tables, exact loan calculations, underwriter routing and a record of the policy version behind each decision.

What platforms help lenders automate complex credit decision workflows?

Platforms that combine data, policy and people in one workflow. Miji pulls credit as a workflow step, applies overlays, calculates DTI, LTV and payment exactly, sends files over a threshold to the right approval group, and records the decision. Larger lenders also use enterprise platforms such as FICO Platform or bureau platforms such as Equifax Decision Hub.

Can Miji calculate loan offers?

Yes. Payment, DTI, LTV and maximum loan are calculated with exact decimal arithmetic, and pricing comes from your rate and LTV grids. Generating counteroffer documents from the decision is on the roadmap.

Does Miji replace our loan origination system?

No. Miji sits before the LOS: it decides the file and hands it over through a connector you configure.

Is Miji suitable for specialty lenders?

Yes. Specialty lending is usually policy-heavy and exception-driven, which is what Miji is built for. The application model already covers mortgage, timeshare, auto and personal loans, and manufactured-home lending is the first focus.
